Default Selling mutual funds to buy a home?

I have 40k in mutual funds that has been saved over the years to someday buy a home. Someday is here. I'm thinking of selling 30k worth, then using 20k to use as a down payment. The remaining 10k would cover the capital gains tax I would have to pay and additional money to use for moving expenses/home repairs/furniture. Does this plan make sense? Would this plan work?

As a side note I'm 30 years old and have other long term investments set aside for retirement, etc. Thanks for your help!

Selling mutual funds? For sure! To buy a home? Ok, if you need it. Otherwise invest in much cheaper ETFs.
